Rate & APR Disclosures

Truth in Lending Act (TILA) · Regulation Z

Interest rates and Annual Percentage Rates (APRs) displayed on this website, in marketing materials, or communicated verbally are for illustrative and informational purposes only. They do not represent a rate lock, a guaranteed rate, or a commitment to lend.

Actual interest rates and APRs will depend on:

  • Credit score and credit history
  • Loan-to-value (LTV) ratio and down payment amount
  • Loan amount, loan type, and loan term
  • Property type, occupancy, and location
  • Income documentation type (full doc, bank statement, DSCR, etc.)
  • Prevailing market conditions at the time of rate lock
  • Points and fees elected by the borrower

The APR includes the interest rate plus certain fees and costs associated with the loan. A formal Loan Estimate (LE) will be provided within three (3) business days of a complete loan application and will disclose all costs, rates, and terms as required by federal law. Rates shown are based on a borrower with excellent credit, standard documentation, and an owner-occupied single-family residence unless otherwise noted.
