Frequently Asked Questions

Answers to the questions we hear most from Florida homebuyers, homeowners, and real estate investors — in English and Spanish. Don't see your question here? Schedule a strategy call and Alex will answer it directly.

General

We cover conventional, FHA, VA, USDA, and jumbo loans, plus non-QM options: bank statement, P&L-only, DSCR investor loans, RSU income, 1099, asset depletion and asset qualifier, foreign national, construction-to-perm, and HELOC. If a bank said no, there's a good chance we have a program worth a look.
We work with Florida homebuyers, homeowners, self-employed borrowers, real estate investors, high-net-worth borrowers, foreign national borrowers, and clients with complex or non-traditional income.
GT Home Lending is the trade name of Pinnago Home Loans LLC, a Florida-licensed mortgage brokerage. We compare options available through third-party wholesale lenders rather than funding loans directly.
GT Home Lending currently provides residential mortgage brokerage services for Florida properties.
You may schedule a strategy call, send a message, or complete the secure online application. Alex reviews the scenario and explains which documentation and lender programs may fit before the file proceeds to underwriting.

Income & qualification

Yes — self-employed borrowers are one of our specialties. We offer bank statement loans, P&L-only programs, and 1099 options that qualify you on your actual income, not just what shows on a tax return. Eligibility and terms are subject to program guidelines.
A bank statement loan lets self-employed borrowers document income with 12–24 months of bank deposits instead of tax returns. It's designed for business owners whose write-offs make their tax-return income look lower than what they really earn. Credit, down payment, reserve, documentation, and underwriting requirements still apply — the statements replace the tax returns, not the rest of the qualification. We'll review your statements and tell you honestly whether the program fits.
Often, yes — but many lenders calculate RSU income incorrectly or won't count it at all. We work with programs that properly document restricted stock unit income from your employer. Bring your vesting schedule and award letters and we'll show you what qualifies.
No. While higher scores unlock better pricing, several of our programs — including FHA and bank statement loans — work with a range of credit profiles. We'll review your credit with you and map out the best path, including what to improve if waiting a few months would save you real money.
It depends on the program: W-2 borrowers typically need pay stubs, tax returns, and bank statements, while self-employed borrowers may use bank statements or a P&L instead. Once we know your situation, we give you a short, exact checklist — no guessing, no document dumps.

Loan options

Yes — both. FHA is a strong option for buyers with smaller down payments or less-than-perfect credit, and VA loans offer eligible veterans and service members outstanding terms with no down payment in most cases. We'll compare them side by side with conventional options so you can see the real numbers.
Yes — foreign national loans are one of our specialties, and Florida is one of the most popular states for international buyers. These programs typically require a larger down payment and specific documentation, which we'll walk through with you step by step. Subject to program guidelines.

Process & costs

All of Florida. Our office is in Miami, but we work with buyers, investors, and refinancers anywhere in the state — from Jacksonville to the Keys.
Pre-approvals are typically quick — many are completed the same day once we have your basic information and documents. For complex income situations (self-employed, RSU, foreign national), it can take a bit longer so we get the numbers right. Either way, you'll know exactly where you stand before you shop.
Yes. Federal rules require a Loan Estimate within three business days of your application, and Alex walks through every fee line by line before you commit to anything. No surprises at the closing table.
